The three-day notice to pay rent or quit must specify exactly where, how, and when the tenant can pay the overdue amount. Unclear office hours, ambiguous payment locations, or accepting only checks (when the law requires cash/certified funds) can all void the process.
3- Day Notice The notice must be for a full 72 hours, and cannot include weekends or holidays. Note that in Franklin County, the 10th Dist. Court of Appeals has said that 30 days notice must be given for nonpayment of rent, if the tenant lives in subsidized housing, or the property is backed by a federal mortgage.
Calculate the three days by not counting the day of posting, weekends, or holidays. Three days after posting would be three business days following the date of posting.
A valid 3-day eviction notice must include specific details, such as the tenants name, the rental property address, the exact amount owed (if applicable), and instructions for compliance. Omitting tenant names or property addresses voids the 3 day pay rent or quit notice.
