Your landlord can evict you from your home if they have legal reason to do so. What constitutes legal reason is set out by the Residential Tenancies Act of Ontario. You can be evicted for breaking the landlord/tenant agreement, not doing what is expected, or for unacceptable behaviour.
Landlords selling their rental units must give the N12: Notice to End your Tenancy Because the Landlord, a Purchaser or a Family Member Requires the Rental Unit to tenants indicating that the purchaser wants to occupy the rental unit.
A landlord must use the N12 Form to issue proper eviction notice to a tenant when the intent is to take back the rental unit for the personal use of the landlord or for the personal use by a close family member of the landlord.
The tenant can dispute the N12 Notice at the Landlord and Tenant Board.
Form N12 is a notice to end the tenancy that can be given to the tenant if the rental unit is required for residential use by someone such as a landlord, purchaser, or caregiver.

Section 48(1) of the RTA permits the landlord to give notice of termination to a tenant if the landlord, in good faith, requires the unit for residential occupation for a period of at least one year by the landlord, a specified family member or a caregiver. This notice is often referred to as a N12 notice.
N12 isnt meant to give you an option, it is for use when you are moving in for certain for at least the indicated period. If that isnt the case, its much safer to make it worth the tenants while and do N11. System is designed to deter people from kicking tenants out of their homes.
A landlord who gives their tenant a form N12 must pay the tenant one months rent as compensation or offer the tenant an acceptable alternative unit to rent. They must also give their tenant 60 days written notice to the end of the term (the last day of the rental period).
