The purpose of the Intake Sheet is to provide a single form that the twenty-four (24) circuit court clerk offices will use to expedite the accurate processing, recording, and indexing of land instruments.
Maryland law requires all deeds to include the names of the grantor (the seller) and grantee (the buyer), a description of the property, and the interest that you intend to convey. All deeds must be recorded with the Department of Land Records in the county where the property is located.
The deed includes a certificate of preparation, stating that the deed was prepared by or under the supervision of a Maryland lawyer or by one of the parties. This certificate must be signed by the lawyer or party who prepared the deed.
The average cost (i.e., legal fees) for a lawyer to prepare and file a quitclaim deed is $500.00. This cost point come from recent quitclaim projects on the ContractsCounsel platform across all US states. Note, this does not include any fees to file at the county clerks office, which can range from $10 to $100.
