The Quitclaim Deed is the most commo type of deed used for property conveyances and transfers in Massachusetts. Quitclaim Deeds also transfer the grantors title in the property to the grantee, but they come with less assurances compared to a Warranty Deed.
The deed gives details about who sold title to the property (another real estate term: the grantor) and who bought the property (the grantee), the date of the transfer, the description of the property (e.g. the address).
A property deed is a legal document that transfers real estate ownership from a seller to a buyer. Its not the same thing as a title. For a deed to be legal, it must state the name of the buyer and the seller, describe the property being transferred, and include the signature of the party transferring the property.
A deed will include a detailed description of the property, including property lines, and name the seller (grantor) and buyer (grantee). Both buyer and seller must sign a deed to make it official.
