Answer: By virtue of Section 13 of the Tenancy Law, a yearly tenant is entitled to receive 6 months Notice to quit before he is evicted from the premises. Half yearly and quarterly tenants are entitled to 3 months notice, while monthly tenants are entitled to a months notice.
However, to comply with Idaho Code 55-307(3)(a), the notice period must occur at least 30 days before the lease term ends. Otherwise stated, notice of non-renewal must be delivered to a tenant at least 30 days before the lease term ends, but individual leases may contract for a notice period greater than 30 days.
A landlord cant refuse to extend a lease for any reason that would be considered discriminatory under the Equality Act 2010 or as punishment for a tenant exercising their legal rights, like asking for repairs or reporting safety problems.
If you do not sign a new contract and the tenancy becomes periodic, the terms of the initial tenancy agreement still hold. The same repairing and rent obligations still apply. These can only be changed by giving 28 days written notice.
