A walk-through is the final time a buyer can inspect the property, prior to closing. The purpose of the walk-through is to make sure the home is in the condition you agreed to buy it in and that the seller has completed any repairs or replacements they agreed to make.
The walkthrough is an opportunity for buyers to ensure that the property is in the same or better condition than it was during their last viewing. At this point, agreed repairs should be completed, with invoices and paid receipts provided to the buyer prior to the final verification.
Under the terms of the settlement, a tour is when a buyer who is working with an agent enters a home that is for sale or directs their agent to enter the home on their behalf. This includes when the buyers agent provides a live, virtual tour to a buyer not physically present.
To be fully prepared for the final walk-through, make sure you bring the items on our list. Your home purchase agreement (which lays out the terms you and the seller agreed to). The home inspection report (to ensure the seller made all repairs). A camera for photos or videos.
In most cases, it would be hard to terminate the purchase agreement as a result of the final walk-through, unless you could point to a major change in the condition of the property, says Detroit real estate attorney Lisa Okasinski of Okasinski Law PLC.

Dont take the risk of not doing a final walkthrough before closing. If a buyer does not do a final walkthrough and buys the home without visually inspecting the home, they may inherit property problems. Aside from things that may have stopped working, there may be other scary surprises.
