A property deed is a legal document that transfers real estate ownership from a seller to a buyer. Its not the same thing as a title. For a deed to be legal, it must state the name of the buyer and the seller, describe the property being transferred, and include the signature of the party transferring the property.
Buildings and Structures: Any buildings, homes, or other structures that are permanently affixed to the land are considered real property. This can range from a residential home to a commercial office tower or an industrial warehouse.
The T-47 is an affidavit that allows the seller to share knowledge with the buyer about the homes boundaries and other related issues. It is provided to the buyer with an existing survey. The buyer needs the T-47 and the survey for the title company and the lender.
Comments Section The deed, purchase/sales paperwork, mortgage paper work, utility payments, etc etc etc, will all have your name on them. Produce that paperwork, and that is your proof. County property tax records, as well.
The Real Property Transfer Declaration (TD-1000) alerts the appraiser in the Assessors Office to sales that may not be an indication of a propertys value.
