A tenant cannot be required to agree to end their tenancy as a condition of renting a unit. That means that an Agreement to Terminate a Tenancy (Form N11) or a Tenants Notice to End the Tenancy (N9) is not valid if you were required to make the agreement or sign the notice in order to rent the unit in the first place.
Dear [landlord or property managers name], This letter shall serve as my written notice to vacate on [DD/MM/YYYY]. I request to vacate and terminate the lease which was signed and agreed upon on [start of lease date]. I will be moving out of the property at [current full address], at the latest, by [DD/MM/YYYY].

File an application with the LTB: 7-60 days after providing written notice. Attend LTB hearing: 55.6 days after the application is filed. Receive eviction order: 22.1 days after the first LTB hearing. Enforce the eviction order: 30 days after the eviction order is issued.
Landlords requirements: Give 60 days notice using an N12 form for their application to the Landlord and Tenant Board to evict you to be valid; and. File an L2 with the Landlord and Tenant Board no later than 30 days after the termination date on the N12.
If a tenant commits a substantial bdocHub, the landlord can apply to the RTDRS or Court to end the tenancy, or give the tenant at least 14-days notice to end the tenancy.
