The Residential Tenancies Act allows the landlord to file a lawsuit when the tenant vacates the property without following the right process or breaking the lease. At this point, it is important to appreciate that the tenant owes you the rent for the house/apartment until the lease expires.
Under the Commercial Tenancies Act, R.S.O. 1990, c. L. 7, commercial landlords can either change the locks and evict the tenant 16 days after the rent was due or seize and sell eligible property inside the commercial property (also referred to as distress).

A landlord can end a tenancy only for the reasons allowed by the Act. In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out. The proper forms a landlord must use for giving a notice to end the tenancy are available from the Board.
