colton just asked what do you do if the tenant decides not to move in after signing the lease uh i mean thats a good question so generally you cant force them to move in and even though elise has a contract and the tenant signs that contract contract law doesnt fully come into play uh regarding leases and landlord tenant laws so if somebody wants out of lease they can basically get out of lease that doesnt mean you cant have built-in penalties in that lease so what we think is fair what we do is we make the tenants when they sign a lease they almost immediately have to put a deposit down the security deposit uh often well also uh require them at some point to put down the last months rent and the deposit is non-refundable so if you put down the security deposit down we consider that you holding the property that were holding the property for you were taking off market so were no longer looking and seeking a viable tenant and uh if you end up not taking that property it greatl
