It is important to include: Rental history. Current or previous employment. Parental guarantee letters if you are a student receiving money from your parents. Information on pets if you have them. Info on who will be renting with you and how many months you would like to lease the property. Any references that are valid.
Provide a better security deposit: If you cant afford three times the rent, offer a higher security deposit the landlord can count on. Get a co-signer: Find someone to vouch for you when you speak to the landlord. Look for a roommate: Hunt for an empty room available for rent in an apartment building.
Its not illegal to create pay stubs. It is, however, illegal to provide them to anyone as proof of income. As soon as one is provided to obtain housing, apply for a loan, to evade taxes or to avoid paying child support, then that is fraud, which IS against the law.
Apartment Rent Calculator Equations: Some communities use a 3 times rent calculator formula, meaning a renters monthly income should be at least 3 times what goes to paying rent. At REE, we recommended that your income is at least 2.5 times your monthly rent amount.
Unless your landlord reports it, rental information will not appear on your credit report. It doesnt matter if you have on-time, late, or missing payments. Evictions, bounced checks, broken leases, and property damage also wont automatically appear on your credit report.
If you dont make 3 times the rent, you can still try to get the apartment by putting up a larger security deposit, finding a guarantor, or demonstrating your fiscal responsibility by showing your potential landlord bank statements that show you being responsible with your money and discretionary spending.
Why do apartments want 3 times the rent? Usually, they want the first month, the last month and the security deposit.
