In this video, Beta Delesi explains the process a landlord can follow to evict a tenant for persistent late rent payments. The landlord can file a notice and application with the landlord and tenant board. If a tenant is consistently late, the landlord can serve an N8 notice for persistently late payment, which includes a 60-day termination date and must be accompanied by a rent roll summary. This summary should demonstrate a pattern of at least six to seven late payments over the past 12 months. Subsequently, the landlord will file the N8 notice, rental summary, and L2 application with the board, which will then set a hearing date and issue a hearing notice, typically with a standard wait time.
