there's a simple yet important difference between using void and refund and I'll tell you what it is right now so when should you void and when should you refund the answer is pretty simple and it's actually very easy to remember but before we get to it remember that every time a sale occurs there's two things that happen that play into whether you should void a refund number one is that the card is authorized when a card is swiped dipped or key entered at the point of sale an authorization is sent out to the issuing bank and the transaction is either approved or declined assuming that it's authorized the transaction then remains in the terminal the point-of-sale system or the payment gateway until the batch is closed which should be on a daily basis and that's the second step it's the closure of the batch which just means that the transactions are sent out through the processing networks to complete the transaction cycle this is also known as settlement or batching and is the process...

To respond to the eviction case, you start with filling out an Answer or other response forms. Then, you file them with the court. This gives you the chance to tell the judge if there are any legal reasons your landlord cant evict you and tell your side of the story at a court trial.
Confirm their intention to vacate: Ensure you reply as soon as practical to confirm and thank them, letting them know youll confirm the balance of rent owed up to their vacate rate. This is also a good opportunity to offer tips to help them get their full rental bond back.
Where an illegal eviction takes place the easiest and quickest solution is to apply for an injunction through the civil court. An injunction is a court order obtained through the county court. If you have been evicted illegally you can apply to the court for an order to: let you back into the property.
If the court agrees to evict the tenant, they usually give the tenant 10 days to move. After the 10 days have expired, the landlord may then go back to the court with another completed form called an Order of Eviction of Writ of Restitution. Hopefully, the judge will sign the order/writ then and there.
To be valid, the three-day notice must be written and include the following information: date the notice was served on the tenant(s) name(s) and address of tenant(s) the reason for the notice (that the tenant failed to pay rent for a specified period of time)
Evictions: Failure to pay rent or to pay rent on time, for any reason, is grounds for eviction. In Arkansas, a landlord may pursue a tenant in a civil action for an unlawful detainer. Unlawful detainer actions require a landlord to provide you with a three days written notice to vacate.
Most evictions in Arkansas use the unlawful detainer eviction method. In an unlawful detainer case, a landlord alleges a tenant is unlawfully staying at a property without the right to do so. The landlord must file a case in circuit court to get a court order to evict the tenant.
The appropriate Eviction Notice to serve for non-payment of rent would be a 3 Day Notice to Pay or Quit, or a 30 or 60 Day Notice to Vacate. If the tenant has been there for less than a year paying on a month to month basis and you want to terminate their tenancy, a 30 Day Notice to Vacate is the correct form to serve.
3-day Notice to Quit means your landlord thinks you did something very serious to violate the lease and you must move out within 3 days. 30-day or 60-day Notice to Quit means your landlord is ending your lease and you must move out by the deadline.
In Arkansas, a landlord cannot legally evict a tenant without cause. Legal grounds to evict include not paying rent on time, staying after the lease ends, violating lease terms or not upholding responsibilities under Arkansas law, and illegal activity.
