A JCT Standard Building Contract with quantities describes variations as the alteration or modification of the design, quality or quantity of the Works including additions, omissions or substitutions.
Building permits are required for all work on buildings which have over-night sleeping accomodations, and all other buildings over 215 square feet (20 square metres); including the construction of new buildings, and the alteration, renovation, reconstruction, demolition, removal and relocation of existing buildings.
Variation orders involved alteration, addition, omission, and substitution in terms of quality, quantity and schedule of work. The sources of variations include the performance of construction par- ties, resources availability, environmental conditions, involvement of other parties, and contractual relation.
A variation (sometimes referred to as a change) is an alteration to the scope of work originally specified in the contract, whether by way of an addition, omission, or substitution to the works, or through a change to the manner in which the works are to be carried out.
A variation is any type of deviation from an agreed upon, well-defined scope or schedule of works. A change order is the formal document that is used to modify the agreed contractual agreement and becomes part of the projects documents (Fisk 1997; OBrien 1998).
Unless the contract provides for variations, you are not obliged to carry out any variations! Your contract will set out your scope of work which you have undertaken to complete for a set price.
For example, a plan shows that the contractor must construct two doors in a room, and the specifications do not specifically refer to any hinges on those doors, supplying the hinges will be found to be part of the scope, as it is work which is indispensably necessary for the completion of that work.
