It is a notice from your landlord that you may need to move out within 60 days. Here is when your landlord can give you this type of notice: Your landlord has a business or economic reason to no longer rent the place. Your landlord may have to prove in court that this reason is a good one.
Month-to-Month Rental Agreements: When a tenant wants to end a month-to-month rental agreement, written notice must be given to the landlord. The notice must be received at least 20 days before the end of the rental period (the day before rent is due). The day on which the notice is delivered does not count.
Be aware that if you are in a month-to-month tenancy, the landlord or tenant must only give 30 days notice before the lease ends. If the lease term is more than one year, it must be in writing, or it is unenforceable. Description of Property: A lease must accurately describe the property being leased.

Month-to-month tenants must be given written notice of at least 20 days before the end of the rental period that their landlord is terminating their tenancy. 20-day notices are also sometimes called no cause notices.
The rules differ depending on which type of rental agreement exists between landlord and tenant. Under California state law, a landlord can terminate a month-to-month tenancy by serving a 30-day written notice if the tenancy has lasted less than one year, or a 60-day notice if the tenancy has lasted more than one year.
Landlords must give 120 days notice for the termination of month-to-month tenancies before major building changes that require tenants to leave the building. Previously, 20 days notice was required. As a reminder, an owner or immediate family needing to occupy the unit doesnt qualify as change of use.
Alterations on the Contract (or Strikethroughs) You simply cross out the language that no longer applies and re-write the language that should be applicable. Just be sure that each party initials or creates a written agreement that reflects that they approve the changes to avoid disputes down the road.
