oh my god oh my god my rain locks about to expire what do i do relax if your rain log is about to expire you have two options option number one extend the lock if rates got worse and it did not improve tell the lender i need an extension typical extensions that are less than five days are free if theyre more than five days raid lock extensions are between point one two five to half a percent for example if the loan lost five hundred thousand dollars it can cost you twenty five hundred bucks to do a thirty 30-day extension but of course every lender is different so always ask but lets say your rate lock is about to expire but rates got better just tell your lender i want to lock the loan with a lower interest rate there should not be any cost theres no actual fee to re-lock the loan because theyre going to lock it with another investor so if your rate locks about to expire these are your two options get an extension find out the fee or grab the lower rate if rates have improved hope

So, if you lock in a mortgage rate and the rate goes down, youll usually have to keep the higher interest rate you locked in. But its not impossible to get a lower rate. You could: Ask your lender about a float down option. Youll pay an additional cost at closing in return for getting lower current market rates.
A rate lock is an optional feature that may be available to applicants of fixed-rate home loans. It enables you to secure a rate, meaning even if interest rates rise, yours wont. The lender usually charges a fee for this feature, but speak to your broker as this fee varies and some lenders may offer it for free.
History shows that Monday is the calmest day for mortgages. Its because there isnt as much news reported about the markets at the beginning of the week compared to the end of the week. Aiming to lock-in your mortgage rate on a Monday is your best bet to get a calm rate compared to other days of the week.
Most lenders measure this cost as a percentage of your loan amount (0.25% for example). What happens if you lock in a mortgage rate and rates go down? If interest rates go down after your rate lock, you are still committed to your initial, agreed-upon rate, unless your loan includes a float-down provision.
Most lenders have a rate float down policy, which will allow us to get the rate lowered for you should rates drop after approval. It does not matter whether you have signed the mortgage commitment or not. While some lenders will allow for unlimited rate float downs, others will limit you to just one.
Contact your lender or broker and ask for the rate lock. Provide a time frame, too. Review your new Loan Estimate. Your lenders new Loan Estimate should clearly say the interest rate cant increase unless the rate lock expires.
Rate Locks are to be written and signed agreements by our borrowers from what I gather on this unclear rate lock topic.
If your rate lock expires, you must relock it before closing. When relocking, the lender gives you the current market rate or the rate you locked initially, whichever is higher. For example, your initial rate of 6% expired, and rates have since increased to 7%, so your new rate after relocking is 7%.
