Simply put, XPS is not breathable. It retains water over time. This is due to the way it's produced with the beads being so tightly joined together, resulting in a much lower perm rating than GPS. So, a double vapor barrier is created when a layer of XPS foam board is placed on the exterior of a wall assembly.
EPS has a water vapour diffusion resistance of 30-70, whereas XPS reaches 80-250. Slightly more permeable to air and moisture, EPS is less resistant to water vapour than XPS. If you're looking to insulate a space prone to humidity (e.g. floors, cellars, and foundation walls), XPS is your best option.
Expanded Polystyrene insulation has a higher R-value retention as compared to Extruded Polystyrene. While Extruded Polystyrene is characterized by off gassing, the gasses eventually escape, meaning the initially high R-value gradually decreases.
