- Well hey there, this is Seth and in this video Im going to take you through the process of how to put together a warranty deed and a quick claim deed. If you know anything about deeds, those two types of deeds are actually very very different from each other but in terms of the actual information that has to go into the document, its fairly similar across both of them. Creating a deed is actually a fairly simple thing just in terms of what information you have to put in there and how to put it all together so if thats something youre trying to do, I just want to show you the basics of how that is done and Im gonna be showing you on a couple of blank templates that Ive used in the past and I will say that these deed templates Im going to be showing you do not work in all 50 states so dont just take these and start using them whenever you want to. For any type of real estate title transfer, youll need to fill out the appropriate forms and have all parties sign in front of a notary. The new owner is responsible for filling out a Real Property Transfer Declaration form and recording the deed at both the recorders and county clerks offices.

A quit claim deed form must include the following information: the name, address, and signature of the grantor (the person transferring the property); the name, address, and signature of the grantee (the person receiving the property); a description of the property being transferred; the consideration (monetary value)
In North Carolina, a quitclaim deed must include the following information: the grantors name, the grantees name, the legal description of the property being conveyed, the consideration paid for the property, any agreements made between the parties to the deed, and a statement of whether or not the grantor is making
Record the Deed: Submit and record the quitclaim deed at the County Recorders Office where the property is located, paying a fee starting at $34 for one page, plus $8 for additional pages.
