Shadow inventory in real estate refers to properties that are already foreclosed on and bank owned (REO.) Basically, any property that is foreclosed that will be on the market in the future, but not yet, is shadow inventory.

Shadow space in industrial real estate is any space that is being leased, but that a tenant is not currently utilizing. Generally, shadow space is most common in the office and industrial property market, but occurs for retail properties as well.
Shadow vacancies are essentially when a space looks occupied on paper, even if its not actually getting utilized by the tenant.
Whether on a lease, sublease, or on sale, the available space is divided by the total inventory of occupied or unoccupied space. The difference between a vacancy rate and an availability rate is whether or not the property is vacant versus a property that is currently on the market for sublease.
