An example of a pet clause would be: It is further agreed between the Landlord and Tenant that the Landlord grants permission for the Tenant to keep a pet {insert animal type and breed} named {insert animal name} (The Pet) in The Property for the duration of the Tenancy.
A pet will not be permitted to disturb the health, safety, rights, comfort or peaceful and quiet enjoyment of other tenants. Pets except service animals will not be permitted to enter eating or gathering areas, except where properly restrained and where such is not offensive to the other tenants of the project.
Sometimes, tenants need the assistance and support of an animal. Under the Service Dogs Act and Blind Persons Rights Act in Alberta, landlords cannot discriminate against disabled and blind persons with a qualified service or guide dog. This is assuming that the person can control the dogs behaviour.
I agree to clean up immediately when my pet uses the pet relief area, and dispose of waste quickly and appropriately. I agree to keep my pet leashed, but not tethered, when it is outside my unit. I agree to pay immediately for any damage caused by my pet.
Tip: Even if a landlord advertises no pets or has size or breed restrictions, some will make exceptions, especially when they are pet lovers themselves. It is worth a friendly ask over the phone or in person.
A cat or dog may be permitted in designated housing complexes. Permission must be obtained from the Property Manager prior to bringing a cat or dog onto the premises. Proof of tenant insurance is also required.
Tenant will not keep at any time, for any length of time, in or about said premises any cats, dogs, fowl, other animals, birds, or stray animals on the premises without the written consent of Landlord.

In Alberta, landlords can decide whether or not to allow pets in their rental properties. If a landlord does not allow pets or the building has a no pets policy, then pets are not allowed in the property. If pets are allowed in the rental property, the landlord may charge a pet fee.
Non-Refundable Pet Deposit: In Alberta, the Residential Tenancy Act prohibits you from charging a refundable pet deposit on top of your tenants security deposit. However, you can charge a non-refundable pet fee to cover any potential damages after the tenant moves out.
