everybody Janna Delfy here weve been fighting real estate crime actually since 1970 but myself since 1979 now today were going to talk about deeds and a lot of times when I say hey do you have your abstract people say oh you mean my deed and theyre not sure what exactly one looks like and the other important thing is after you close on a house and you get your deed a lot of times people think they get the deed at closing when in fact it doesnt Im going to show you what it looks like okay now this is the cover page it shows some expenses on it and whatnot but the deed looks like this and this just so happens to be the deed that I got on my house and it happens to be a bargain and sale deed and well go into different deeds at another time another episode but just want to let you know and its going to be you know two three pages long and now the more important thing is where is it youre gonna get it about two to three weeks after the closing the paperwork goes on on file within a

A deed is a legal document that grants ownership to a piece of real estate or other property asset. A deed transfers the title of an asset to a new owner, and it is usually recorded in the local county clerks office.
Warranty Deeds are used in most home sales between unrelated parties because they offer the most protection for buyers without established trust. If any title issues arise after a sale, a Warranty Deed ensures that the seller remains responsible.
When you own a home, the deed is the physical document that proves ownership. The title is the concept of legal ownership that the deed grants you. You can think of the deed as the document that transfers, or passes on, the title or the right to ownership. When you buy a home, you need both.
When you close on the purchase of a home or real estate, it is usually the job of your title or escrow agent to file your original deedthe document showing that you now legally own the propertyin the appropriate government office in your county. This is called recording the deed.
In a contract for deed, the seller (vendor) provides financing to the buyer (vendee), but the vendor retains legal title and legal ownership of the property, but the vendee has equitable title the right to occupy and be in the property.
Whos going to get the house? Well, its kind of a trick question because it doesnt matter. It doesnt matter whose name is on the deed or whose name is on the mortgage. Nine times out of 10 what matters is when the house was purchased and with what type of funds it was purchased.
