hey guys cameron here with emerson property management every week i bring you tools tactics strategies lessons ive learned things have helped me build up a size one portfolio about two years and now manage that portfolio today guys i want to talk about renewals um i dont know how youre renewing your leases um people do it all sorts of different ways sometimes theyll do um a verbal and just say hey okay youre gonna stay cool we have an existing lease in place some folks do a one-page you know renewal kind of addendum to the lease some people sign a whole new lease so it just totally depends on what what your process is and what you want to do but on renewing that are you guys getting any extra rent are you guys just happy to have them stay so you dont want to get any extra rent youre like oh i dont want to i dont want to disturb the 10 im not going to raise the rent i want them to stay so i reduced my vacancy you know this property was kind of hard to lease last time so im ju

For a periodic week-to-week tenancy, at least 12 full tenancy weeks before the date on which the increase is to be effective. For a month-to-month tenancy, three full tenancy months before the date on which the increase is to be effective.
Yes, they can. Landlords and property managers have a lawful purpose to collect information about a rental property when they carry out a property inspection. The Privacy Act says an agency should only collect information for a lawful purpose and the collection of that information has to be necessary for that purpose.
Renewing a lease A new lease can be made or the landlord and tenant can agree to renew the lease for another fixed term period. If a new agreement is not docHubed, the tenant still has the right to stay: as a monthly tenant, if they paid their rent by the month in the expired lease.
If you have a fixed-term lease, you cannot leave before the lease ends or you risk paying damages to the landlord for bdocHubing your lease agreement. If you have a periodic tenancy (which has no fixed end date), you still have to give the landlord notice before you leave.
The lease is renewed automatically on a month-to-month basis (if the rent is paid monthly) or week-to-week basis (if rent is paid weekly). This means the landlord and tenant do not have to sign a new fixed term lease when the term of the lease runs out.
To renew a fixed term lease a new agreement must be signed at the end of the term. Fixed term leases are often for 1 year. The term may be changed to month-to-month periodic tenancy after a fixed term is complete.
Ending a fixed term For example, if the fixed term is from January 1 to December 31, the tenancy automatically ends on December 31. Unless the tenant and landlord make other arrangements, the tenant has to move out by noon on December 31. The landlord or tenant does not need to give notice to end a fixed term tenancy.
The main difference, however, is that when a contract is extended, the contract period is extended on the basis of the existing contract, while when a contract is renewed, the existing contract is replaced by a new one. A contract extension is essentially a contract renewal without changing the terms of the contract.
