And today I have with me Mr. Dan Chapman from Fairway Independent Mortgage, and were doing just a quick question-and-answer session on, we hear all the time, locking an interest rate. What does that mean? So Dan-- - Sure. - What does that mean? - When you lock your rate, youre locking in that rate for a specific period of time. And so, like I say, youre going to close your loan inside of 30 days, we would do a 30-day lock, and youre guaranteed no worse than that rate. - So youre locking in your interest rate for your mortgage? - Yep. - That youre going to be getting. - Yep, and youre guaranteed no worse than that rate. You can, actually, extend that lock, if you need to. So theres lock extensions. You can, actually, with the small possibility that your rate can improve, even though youve locked it in, but its no worse than that rate. - And so is there a cost to locking in a long

As a refinancer or homebuyer, your goal should be to NOT pay the rate lock extension fee, even if it is your fault. Simply ask if the lender to waive it. If the lender wants your business, then the fee may be waived. It's similar to calling a credit card company to waive a late payment.
Call or contact your mortgage lender and ask them about a rate lock. They will likely want you to provide a time frame for the lock, but will often allow you to lock your rate for a period. They will provide additional details to you, including any fees associated with this process.
Most mortgage lenders will let you lock in your rate for a 30-day period at no additional cost. This essentially allows you to lock in a mortgage rate without paying extra money upfront, as long as you can close on the home within this time.
Most lenders do not charge a separate fee for rate locks within a certain period of time; the cost of the lock is often baked into the rate you're offered. Lenders usually charge an additional fee for extending the term of the rate lock period, however, so ask about what to expect if you need to extend the lock.
When you lock your interest rate, you're protected from rate increases due to market conditions. If rates go down prior to your loan closing and you want to take advantage of a lower rate, you may be able to pay a fee and relock at the lower interest rate. This is called "repricing" your loan.
