hi this is Sharon Smoot with coal banker and today Im going to be explaining how the binding agreement date works in Georgia binding agreement base is the date that the party who made the last offer or counteroffer receives notice from the other party that that offer or counter offer has been accepted and the reason that the binding agreement date is so important is because all of your deadlines begin to run from the binding agreement date so for instance if the binding agreement date is today June 29th and you have a 10 day due diligence period that 10 days begins to run from today and are the same with your financing contingency your appraisal contingency in any other contingencies that you might have agreed on in your purchase and sale agreement now the one exception to that is with a short sale if the property in question is being short sold nine times out of ten your purchase and sale agreement will include a provision that says that rather than running from the binding agreement
