With a graduated lease, rent can go up during a lease period (at set intervals) based on market conditions and operating expenses.

Assigning a lease simply means transferring your lease to another person so that they become the new tenant. Once the assignment has taken place the lease continues to exist and the new tenant becomes liable for all of the tenants obligations in the lease.
Lessor may sell or assign its rights and interests or grant a security interest in this Lease and the Equipment for purposes of securing loans to Lessor or otherwise, and may also sell and assign its title and interest as owner of the Equipment and/or as Lessor under this Lease.
The process of assignment of a lease is essentially selling the lease to a third party (the assignee).
