Ok, so youve got tenants in your property and you want your property back. How do you serve notice on your tenants? This little video blog is going to go through your main hints and tips. It is only relating to Assured Shorthold Tenancies or ASTs for short, it doesnt apply to Assured tenancies or those tenants with extra protection on their tenancy. Were not going to cover those things today. So, for a normal AST, say for example, fixed term 12 month tenancy, you want your property back in month five because you want to live in it or you want to sell it. Unfortunately you cant, the tenant has signed a 12 month legally binding contract and they can be there for the full 12 months. What you can do is put your notice in writing with at least two months notice serving a section 21 notice to end the tenancy on the final day of the 12 month fixed term. You have to allow a couple of extra days for postage but I would always advise hand delivering it anyway, take somebody with you, make

What time does a tenant have to move out by in Ontario? Tenants must move out by midnight on the last day of the tenancy (as outlined in your lease which could be mid-month in some cases).
But if you are a month-to-month tenant, you can end your tenancy any time you choose, as long as you give at least 60 days notice in writing and choose a termination date that is the last day of a rental period .
Your landlord only needs to give reasonable notice to quit. Usually this means the length of the rental payment period so if you pay rent monthly, youll get one months notice. The notice does not have to be in writing.
I am giving 1 months notice to end my tenancy, as required by law. I will be leaving the property on (date xx). I would like you to be at the property on the day I move out to check the premises and for me to return the keys. I also need you to return my tenancy deposit of (state amount).

Often landlords give tenants a form to sign to renew the tenancy for another year.
