hi its Ernie again today were going to talk about what to do after you have delivered your notice to vacate so you are fed up with your tenant and youve decided that youre done and so you have drafted a notice to vacate its proper notice under the rules and youve delivered it properly and so youve given your tenant youve drawn a line in the sand and youve given them an opportunity to pack their things and leave before youre gonna file that lawsuit and so the question is can you still work things out with them at this point you definitely can but heres what I dont recommend I dont recommend that you put anything in writing Ive actually seen landlords get themselves in a lot of trouble drafting up a new agreement and then presenting it to the other side because if theres one thing Ive seen people do is when they try to do things theyre not familiar with they usually get themselves into more trouble and so I dont recommend putting anything alrighty instead if you make so

Can I give 30 days notice in Ontario? No. In Ontario, you must provide the landlord with a written notice to terminate the tenancy at least 60 days before the last day of a rental period.
If you rent by the month or by any longer period, your landlord must give you at least 60 days written notice. If you pay by the week or day, your landlord must give you at least 28 days written notice. The notice should be on a form called Notice to End your Tenancy at the End of the Term (Form N8).
Giving notice to end a tenancy To give notice, you must use the Tenants Notice to Terminate the Tenancy (Form N9). This form is available in the Forms section at tribunalsontario.ca/ltb or from any LTB office.
If you pay rent by the day or week, you must give 28 days notice (for example, if you want to leave on March 1, you have to give notice by February 1). If you pay rent by the month, you must generally give 60 days notice. If your lease is fixed for a period longer than a month, you must generally give 60 days notice.
If you do not give proper notice (60 days typically), your tenancy might continue for a period of time after you depart which means you could owe rent for that time, potentially then paying rent for two places.
One year is most typical. If you break the lease, youre breaking a contract, and the landlord can hold you responsible for paying the rent until the end of your lease term. For example, if you pay $1,800 a month and want to break your lease for the last four months, you could end up on the hook for $7,200.
proper notice A landlord can end a tenancy only for the reasons allowed by the Act. In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out. The proper forms a landlord must use for giving a notice to end the tenancy are available from the Board.
