OREA Form 410 is required by the state law of Ontario as a legal medium that allows residents of the state and other regions of the US to apply for rental. It gathers personal information of one or several applicants to let your local realtor find the most suitable property.
N11: Agreement to End the Tenancy. N12: Notice to End your Tenancy Because the Landlord, a Purchaser or a Family Member Requires the Rental Unit. N12 Instructions. N13: Notice to End your Tenancy Because the Landlord Wants to Demolish the Rental Unit, Repair it or Convert it to Another Use.
Section 48(1) of the RTA permits the landlord to give notice of termination to a tenant if the landlord, in good faith, requires the unit for residential occupation for a period of at least one year by the landlord, a specified family member or a caregiver. This notice is often referred to as a N12 notice.
If the landlord refuses to let you assign the rental unit, or does not reply within seven days of your request to assign, you can end your tenancy early by giving your landlord a Tenants Notice to Terminate the Tenancy (Form N9). You must give the landlord this notice no more than 30 days after you made your request.
An N11: Agreement to End the Tenancy - is a form stating that the landlord and tenant both want to end a lease, and has to be signed by both of them. If you want to stay in your unit, you can refuse to sign the N11.
If a tenants signs the N11, they are agreeing to voluntarily move out. Recommended: If a tenant wants to stay in their unit, they can refuse to sign the N11. A tenant can challenge the notice if they think it is not true or there are other errors within it.
You must ask your landlord for permission to assign. It is best to ask in writing and keep a copy of your request. Your landlord must answer within 7 days. If your landlord agrees to let you assign, they are allowed to charge you a fee.
