Landlords are required to give their tenant at least 60 days written notice to the end of the term or rent period using the Landlord and Tenant Board Form N12. Be sure you are using the current form N12 updated on July 28, 2020 and it can be found at .
1 months notice if your tenancy runs from month to month. If your rental period runs for longer than a month, you need to give the same amount of notice as your rental period. For example, if you pay rent every 3 months, youll need to give your landlord 3 months notice.
You may be able to find your landlords details by searching the land registry website. It costs 3 for each copy of a title register which contains information on the legal owner of the property.
Fixed-term: If you have a fixed-term tenancy, like a one year lease, then you must give notice at least 60 days before the end of the lease. The termination date cannot be before the last day of the fixed term. If you dont give notice, the tenancy continues.
Give 60 days notice using an N12 form for their application to the Landlord and Tenant Board to evict you to be valid; and. File an L2 with the Landlord and Tenant Board no later than 30 days after the termination date on the N12.
Your landlord should always give you advance notice if they want access to your home so that new tenants can view the property. Viewings should only take place at reasonable times of day. Check what your tenancy agreement says about access for viewings.
Your landlord must send you a 14-Day Notice to Quit if terminating your tenancy for non-payment of rent (M.G.L. c. 186, 12). If it is being terminated for any other reason, you must be given written notice 30 days, or one full rental period in advance, whichever is longer.
