In this video, Im going to give you 7 mistakes to avoid when you apply for your rental property. This is mostly for applying to condos, townhouses, and houses that are owned by a private owner but could also be used for applying to apartments. So with that being said, lets get started. Number one is Negotiating before Applying. When I have a rental listing, I will get so many calls and emails that say something like - Is the property still available and is the owner flexible on the rent? Okay what? You havent even seen the place but you want me to ask the owner if theyll lower the rent? Will you be applying? Do you want to set up a visit? Can we see your application to make sure you dont have a credit score of 400? The time to negotiate is when you submit the application. THeres nothing wrong with negotiating. The Greater Charlotte Apartment Association says North Carolina is one of 42 states that allows landlords to charge what they want for application fees. They use that money to pay for each criminal background check, credit check, rental history and income verification, even if the applicant doesnt pan out.
In North Carolina, there is no set fee for how much an application fee can be. Youll see everything from $25 to $100 or more. There is no law that says the landlord has to refund the fee if you dont get the rental.
This information could be used to discriminate against you. A landlord can ask for your SIN, but under the law, you do not have to give the landlord your SIN. The landlord can use other ways to perform a credit check. For example, the landlord could ask for your full name and your birth date.
One of the most commonly seen non-refundable fees is an application fee. This money goes towards the cost of credit checks, rental history, and background checks that your landlord or management company runs before accepting you as a renter. On average, an application fee runs between $40 to $100 per renter.
Remember in North Carolina, an application fee is non-refundable while security deposits are refundable minus damage costs. However, a landlord can choose to refund an application fee if they want.
Landlords must provide an itemized receipt and refund any unused amount of the fee. The landlord must provide a copy of the Consumer Credit Report to the applicant upon request. If a landlord doesnt receive the credit report or check references on the applicant, the entire application fee must be refunded.
Zillows application and screening tool provides you with an Experian credit report and Checkr background check at no cost to you. The applicant will pay a $29 fee, and they can use the reports for any Zillow rental application they complete within the next 30 days.
It is important to include: Rental history. Current or previous employment. Parental guarantee letters if you are a student receiving money from your parents. Information on pets if you have them. Info on who will be renting with you and how many months you would like to lease the property. Any references that are valid.
