In this video, I’m going to give you 7 mistakes to avoid when you apply for your rental property. This is mostly for applying to condos, townhouses, and houses that are owned by a private owner but could also be used for applying to apartments. So with that being said, let’s get started. Number one is Negotiating before Applying. When I have a rental listing, I will get so many calls and emails that say something like - Is the property still available and is the owner flexible on the rent? Okay what? You haven’t even seen the place but you want me to ask the owner if they’ll lower the rent? Will you be applying? Do you want to set up a visit? A rent review allows the landlord to recalculate the rent payable for the property. The review takes place on a certain date or dates, prescribed within the lease. The rent review clause will also outline how the review is to be carried out.
As a landlord, you cannot inquire into a renter's race, color, nationality, religion, sex, familial status, and/or disability as part of the Federal Fair Housing Act of 1968.
It can be classified as discrimination by the Fair Housing Act if an application asks: ‍ The birthplace of the applicant. The sexual orientation of the applicant. Any disabilities that the applicant has. About the applicant's children. The religion of the applicant.
It is important to include: Rental history. Current or previous employment. Parental guarantee letters if you are a student receiving money from your parents. Information on pets if you have them. Info on who will be renting with you and how many months you would like to lease the property. Any references that are valid.
If you're handy, good with yard work, or like to clean, these are good qualities to mention to your landlord. They're especially great skills to have if you have to negotiate your lease. This way, your landlord knows that you might have something to offer on top of being a great tenant for their rental apartment.
(1) Revision of rent between the landlord and the tenant shall be as per the terms set in the tenancy agreement. (2) The landlord shall give a notice in writing to the tenant three months before the revised rent becomes due.
Landlords and property managers generally look for tenants with a credit score above 670. Landlords can also look at any debts or loans you have. Having a bad credit score can get your rental application denied. If you have a bad credit history, get a recommendation letter, or ask someone to co-sign with you (like us).
Your landlord won't be able to increase your rent during the fixed term of your tenancy unless you agree or your tenancy agreement allows it. If your fixed term tenancy agreement allows your rent to be increased it has to say when and how it will be done. This is known as having a 'rent review clause'.
What causes a red flag on a background check? There are plenty of reasons a person may not pass a background check, including criminal history, education discrepancies, poor credit history, damaged driving record, false employment history, and a failed drug test.
Red flags for rental scams include prices that seem too good to be true, requests to send money via a wire transfer or the inability to tour a rental unit before signing a lease. Protect yourself when renting by looking out for these warning signs of a scam.
