And today I have with me Mr. Dan Chapman from Fairway Independent Mortgage, and were doing just a quick question-and-answer session on, we hear all the time, locking an interest rate. What does that mean? So Dan-- - Sure. - What does that mean? - When you lock your rate, youre locking in that rate for a specific period of time. And so, like I say, youre going to close your loan inside of 30 days, we would do a 30-day lock, and youre guaranteed no worse than that rate. - So youre locking in your interest rate for your mortgage? - Yep. - That youre going to be getting. - Yep, and youre guaranteed no worse than that rate. You can, actually, extend that lock, if you need to. So theres lock extensions. You can, actually, with the small possibility that your rate can improve, even though youve locked it in, but its no worse than that rate. - And so is there a cost to locking in a longe

Rate locks are typically available for 30, 45, or 60 days, and sometimes longer. If your rate is not locked, it can change at any time. There can be a downside to a rate lock.
You cant unlock your mortgage rate after locking. But there may be other ways to get a lower rate after youve locked. However, the agreement works both ways. If rates suddenly fall, you cant just back out of the rate lock and expect your lender to offer you a lower interest rate.
Should you need an extension before the rate lock expires, you can extend the lock up to three times for either 5 or 15 days by paying a fee of up to a 0.25 point.
A lock-in or rate lock on a mortgage loan means that your interest rate wont change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application.
Locking your interest rate means the rate will stay the same from the time of the rate lock until the rate lock expiration date, regardless of changing market conditions. Your final interest rate may be higher or lower than what was initially quoted to you if there are changes before your loan closes.
When you lock your interest rate, youre protected from rate increases due to market conditions. If rates go down prior to your loan closing and you want to take advantage of a lower rate, you may be able to pay a fee and relock at the lower interest rate. This is called repricing your loan.
The answer depends on your mortgage lender. While 30-day and 60-day rate locks are the norm, you might be able to find docHubly longer options that stretch closer to a full year. Of course, you might have to pay a higher fee for a longer lock.
When you lock in your interest rate, it will stay the same for an agreed-upon amount of time, usually between 30 and 90 days. This means you wont need to worry about rates going up before your loan closes.
