In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out. If you have a month-to-month lease, your landlord usually has to give you notice at least 30 days before the date they want the lease to end. For example, if your landlord wants your lease to end on Oct. 31, they must give you notice by Oct. 1.
Your tenancy becomes periodic automatically if you stay past the end of the fixed term without a renewal agreement. A joint tenancy becomes periodic if any of the joint tenants stay on, unless theres a new agreement in place. A periodic tenancy continues on the same terms and you should pay your rent as normal.

To remove a term from a lease, you can simply cross out the clause on a written copy of the lease (or delete it on the computer) and write in any language that is supposed to replace it. Then, the landlord and anyone else who needs to sign the lease will initial and date the changes.
