If a landlord wants to evict you for not paying rent, the landlord must give you a written notice to either move or pay rent in 5 days. This is sometimes called a pay or quit notice. If you pay the rent in 5 days, you get to stay.
No-Cause Notices: Nevada law requires a thirty-day notice to the tenant (or a seven-day notice if the tenant pays rent weekly), followed by a five-day notice instructing the tenant to leave because tenants presence is now unlawful (NRS 40.251(1)(b)(1) and NRS 40.254).
Since emergency protections have expired, then for renters in Nevada: Your landlord can still give you a notice to quit. Your landlord can still file an eviction claim against you.
3 Day Notice to Pay Rent or Quit: Legal notice to pay rent within 3 days or you will start eviction process.
7-DAY NOTICE TO PAY OR QUIT: Nevada Revised Statutes require a seven-day notice to the tenant, instructing the tenant to either pay the rent or quit (leave) the rental property. To evict a tenant for nonpayment of rent, the landlord must serve (deliver) a Seven-Day Notice to Pay Rent or Quit to the tenant.
What happens to my property after I vacate? Your landlord is required to safekeep your property for 30 days after you vacate the premises.
When responding to the notice to quit, there are several options available to the tenant: Pay any delinquent rent that is due to the landlord within the allotted time of the notice. Move out of the premises within the allotted time of the notice. File an answer with the judicial court. File a motion to stay with the court.
A Seven-Day Notice to Pay Rent or Quit eviction notice can be used when a tenant is behind on their rent. This type of notice requires a minimum of 7 judicial days. Refer to NRS 118A. 390 for additional information on non-payment of rent evictions.
