Under AB 1482, landlords are limited to increasing rent by no more than 5% plus the local CPI (inflation rate) or 10%, whichever is lower. The local inflation rate is determined by the California Consumer Price Index (CCPI), which is released annually by the California Department of Finance.
The Ohio Civil Rights Commission and the Fair Housing Act protect the tenant from any discrimination from their landlord. Landlords cannot discriminate against any tenant for their race, color, gender identity, nationality, religion, etc.
The landlord must hand a written copy of the notice to the tenant in person, or leave the notice at the tenants residence. In most other cases, except those dealing with drugs, the landlord must give the tenant 30 days notice of termination, prior to giving the 3 day notice.
There are no state laws limiting the amount of a rent increase. If you are renting by the month, the landlord may terminate the rental agreement by giving you a written termination notice at least 28 days before the next rent due date.

If you have a month-to-month lease, your landlord must give you notice at least 30 days before raising the rent. If you have a week-to-week lease, your landlord must give you notice at least 7 days before raising the rent.
