Electrical remedial or minor works can include: Repairs to electrical installation following an Electrical Installation Condition Report (Fixed Wire Test) Replacement of electrical installation where damage has occurred. Replacement of small power (sockets) that are old or damaged.
As an EICR is not a legal requirement when selling a home, you can sell a property with an unsatisfactory EICR. By an unsatisfactory EICR we mean an EICR which has uncovered electrical work that needs to be done to make the house safe.
This means that generally you should only need to get one certificate every five years and this certificate can be supplied to any new tenants during that period. The NRLA has received a number of reports of EICRs stating that the report is valid for 5 years or until change of tenancy.
Can I Still Move a Tenant in even with an Unsatisfactory EICR? If you have a tenant ready to move in, then you MUST have remedial works done and faults repaired before the check-in date or move the check-in date back to accommodate the works.
Electrical Installation Condition Reports are valid for 5 years. If your rental property has a valid EICR when the regulations are enforced (1st April 2021), you will not need to carry out a new one until that report expires.
An EICR every five years (or change of tenancy) While its not a legal requirement, its recommended that you get an EICR when you buy a rental property, and in between tenancies.
In July 2020, all new tenancies required an EICR. As of 1st April 2021, this requirement applies to all tenancies new and existing.
