How long does it take to discharge a mortgage? Generally it takes between 14-21 business days to complete the discharge process. At one stage it took less time, around 10-14 business days, but these days more people are refinancing their home loan so there are more discharges taking place.
From application to approval and closing, getting a mortgage can take anywhere from 30 days to 60 days. However, some home purchases can take longer, depending on factors unique to the purchase transaction and the home loan processing time.
Youll either have to transfer or break your mortgage if you sell your property before your mortgage is paid. You may have to pay a penalty for early payment. Know that we can accommodate you. For more information, talk to your mortgage advisor.
When your mortgage is paid off you need to clear the title of the property by discharging the mortgage. This done by recording a document at the Registry of Deeds usually called either a Discharge of Mortgage or a Satisfaction of Mortgage.
Once youve informed your lender and sent back a completed Discharge Authority Form, it typically takes a lender 10-15 business days to complete. However, this does vary ing to the lender.
Typically, lenders will ask you to complete a discharge authority form, which should be available on their website. A discharge authority form tells your home loan lender to start the mortgage discharge process and release the security of your home loan back to you.
Once your mortgage is paid off, your lender will remove their charge (their legal right to secure a debt against your home) and will return your Title Deeds if you want them. Title Deeds are paper documents showing the chain of ownership for your property.
Deed-in-lieu of foreclosure. This enables you to voluntarily give back your property to the lender. This wont save your house, but it is not as damaging to your credit rating as a foreclosure.
