all right this property management question is from so is it the owners responsibility or the tenants responsibility to pay and replace a dead light bulb for an appliance um i feel like you guys text me these questions far more than i see as a property uh owning a property management company uh so light bulbs are a tenant expense and we actually have this built into our lease uh so basically we have the tenants aware of this we basically tell them things but its not reasonable that you would have to replace a light bulb now we tend to so its not so light bulbs are technically a tenant expense but on the other hand its not reasonable to expect a tenant to have a 30-foot ladder and uh you can see my only pulse here are obviously not very not very high uh ceilings here but in some properties they are extremely high uh and its not reasonable for a tenant to have a ladder to get up there nor is it safe for them to get on a ladder up there so we will typically contact the owner and let

How to replace a light fixture Before starting any work, cut power to the fixture. Remove the existing fixture. Assemble the new fixture. Connect the wires from your light fixture to the ones from the ceiling. Secure the wire pairings. Wrap with electrical tape. Mount the fixture. Finish with bulbs (and power)
Unlike features like flooring or paint, you can alter apartment light fixtures in an hour to two. As long as you return the original fixtures before moving out, you cant be penalized for this design change (but be sure to double-check the fine print in your lease).

Your apartment or rental house should have working lights and light bulbs throughout. But if any bulbs burn out while youre living in the rental property, youre the one who must replace them. The exception would be situations where the bulb is difficult to access, such as a high ceiling that requires a ladder.
Although light bulb installation isnt the most complex task, its helpful to know that your electrician will be able to spot any concerns or issues while installing the bulbs that they can alert you of.
If you rent a single-family home, unless the light bulb is in a hard-to-docHub spot or is part of an essential appliance (stove, refrigerator, etc.), you will most likely be responsible for replacing it yourself unless your lease says otherwise.
Usually tenants will replace their own light bulbs, but strictly speaking it is a landlords cost. Under Section 45 of the Residential Tenancies Act, it says the landlord is responsible and liable for costs incurred in maintaining the property and must replace any items that may expire over time.
