so today were going to be talking about a rate lock what it means when a lender locks your rate and how it can negatively affect you if youre not paying attention if your lenders not paying attention so im going to give you an overview and then julies gonna give you story time we always have stories because we have this type of stuff i dont think people understand that when a lender locks your rate okay its for a set period of time so if i lock your rate on april 1st and its a 30 day rate lock on april 30th that rate is expired unless i extend it if i extend it extending costs you money right yes per day money now if for some reason i had to extend it because of my team lets say my team made a mistake i would find a way to cover it if however we have to extend it because the seller decided that they want to rent back for 30 days thats not my fault like theres no way i can go to my boss and say hey boss i need you to lose money because the seller doesnt want to move hes goi

So, if you lock in a mortgage rate and the rate goes down, youll usually have to keep the higher interest rate you locked in. But its not impossible to get a lower rate. You could: Ask your lender about a float down option. Youll pay an additional cost at closing in return for getting lower current market rates.
If the rate lock expires before your loan closes, you may have the option to pay a fee to extend the lock period. Otherwise, youll get the interest rate thats available before closing. If things change concerning your mortgage application or financial situation, your lender may void your rate lock.
If your rate lock expires, you must relock it before closing. When relocking, the lender gives you the current market rate or the rate you locked initially, whichever is higher. For example, your initial rate of 6% expired, and rates have since increased to 7%, so your new rate after relocking is 7%.
Also, keep in mind that the lender can void a rate lock if certain items on your credit report or mortgage application change between the time of your agreement and final underwriting.
This is what is meant by a rate lock extension. If the lender is at fault for taking a longer period than promised, the lender pays the rate lock extension fee. If the borrow is at fault, then the buyer pays the rate lock extension fee.
However, lenders are allowed to change some costs under certain circumstances. If your interest rate is not locked, it can change at any time. Even if your interest rate is locked, your interest rate can change if there are changes to your application information or if you do not close within the rate-lock timeframe.
Once locked, the loans interest rate wont change no matter whats happening with the economy barring any changes to your application details. Youre protected from higher rates, but you wont get a lower rate, either, unless you have the option for a one-time float down.
Lenders usually charge an extra fee for extending the term of the rate lock period, however, beyond the standard 30 or 60 days; so ask about what to expect if you need to extend the lock.
