You need to apply to the court for a grant of probate. Once you have your grant of probate, you need to make an application to the Land Registry to change the register using form AP1. Cons All tenants are equally liable for debts and property tax. It only takes one of the people involved to force the sale of the property. You dont automatically get the property rights of a fellow tenant when they die.
You can also change from joint tenants to tenants in common. To switch from a joint tenancy agreement to a tenancy in common, you undergo a severance of tenancy and apply for a form A restriction that you send to HM Land Registrys Citizen Centre.
Adding someone to the title of your property in order to obtain or qualify for a loan may cause a reassessment of the property under Proposition 13 unless certain conditions are met.
