The Tenant Protection Act of 2019 (AB 1482) is a new law that requires a landlord to have a valid reason to evict renters so long as the renter has lived in the rental housing for at least 12 months. This is called just cause protections for eviction.
Starting April 1, 2023, landlords are required to serve tenants with a written 30-Day Notice prior to filing an eviction based on nonpayment of rent for rent accrued between July 1, 2022 and March 31, 2023.

Landlords will no longer be allowed to evict tenants from any rental property, including single-family homes, unless there was unpaid rent, documented lease violations, owner move-ins or other specific reasons.
