Usually, within a lease of a flat, consent will need to be obtained from the Freeholder and/or Management Company to make alterations these include the replacement of windows. Do not change the windows without first checking if consent is needed.
You will be responsible for the payment of a rent (Ground Rent) to the Landlord which will be specified in the lease. Most leases require the landlords permission to carry out alterations and improvements (e.g new kitchen or bathroom). Failure to do so could lead to complications and delays if you decide to sell.
This includes things like decorating, painting, kitchen and bathroom refits. Structural alterations, knocking down walls, adding extensions and even changing flooring usually require a freeholders permission, your lease will detail the full extent to what can and cant be done with the freeholders permission.
Issues with Cross-lease titles Restricting an owners ability to make alterations and renovations to the flat or erecting other buildings, even on exclusive use areas without the consent of other owners within the cross lease.
If you purchase a leasehold property, your lease is likely to contain a covenant that requires you to seek the landlords permission for certain alterations and improvements. These can include fitting a wooden floor, installing windows, or making other structural alterations.
As a leaseholder there may be restrictions on how and what you can change or alter your leasehold property. If you wish to make docHub internal changes to the property, add an extension, or change its use (from residential to commercial), you will have to apply to the freeholder (or landlord) for permission.
Some minor errors can be corrected with a document called a Deed of Rectification if the landlord and tenant both agree that the current does not reflect their intentions.
If you are a leaseholder, you cannot change the lease terms without agreeing such change with your landlord. The reason for this is that as the lease is a contract between two parties, the leaseholder and the landlord, both parties must agree to change (referred to also as variation) of the terms of the lease.
