[Music] hey guys uh good afternoon angelo christian financial thank you so much for watching our podcast real estate insider i got a fun one for you today things that you should not tell your mortgage lender when youre getting a home loan and youre saying and youre going to wonder hey why is angelo saying theres things you should actually hide from your mortgage lender no im saying you know when youre getting a home loan you want to be very transparent you want to be honest you dont want to hide anything or be deceitful but obviously when youre buying real estate its a major transaction uh how many guys out there ever tried to buy a home before and youre really taken back or aside by all the questions that your loan officer is asking you know there are some things when youre getting a home loan that you dont want to disclose you dont want to discuss or actually do because you can actually jeopardize the transaction or affect yourself from getting approved for the home loan

Not all lenders offer mortgage recasts, and not all loans are eligible for a recast (for example, FHA/VA and USDA loans do not permit a recast option). Additionally, there may be restrictions regarding how much you owe, how much youve paid and your payment history.
To do a mortgage recast, borrowers must make a large lump-sum payment toward the loan principal. Lenders usually require $5,000 or more before recasting mortgage loans. The remaining balance is then amortized to reduce the monthly payments. Typically, you have to pay a fee to recast your mortgage.
Your lender will want to reassess what theyve offered you. Unless theres been a docHub change since the mortgage offer, amending it could be a straightforward process. Its unlikely to require a new application form, credit search or additional verification, for example.
Credit issues All of the necessary checks should be done before the exchange of contracts. But, mortgage lenders could run this check again after exchange or on the day of completion. If they do run another hard credit check and find new adverse records on your credit file, your offer could be withdrawn.
Loan recasts are allowed on conventional, conforming Fannie Mae and Freddie Mac loans, but not on FHA mortgage loans or VA loans. Some lenders recast jumbo loans, but consider them on a case-by-case basis.
The disadvantage of the recast compared to a normal principal reduction is that the principal reduction docHubly reduces the interest paid over the life of the loan. If paying less interest and reducing the term is a priority then dont recast a mortgage and do the principal reduction.
Youll just need to reapply for a new mortgage. If you used a mortgage broker the first time, this will be super easy. Theyll already have all your details saved, so they can just go ahead and resubmit your application without any real input from you.
You only need to wait 2 months (during which you will have made your payments as agreed) after establishing an initial amortization schedule to recast the loan.
