so heres a question Im seeing a lot especially online in the forums and so agents are asking does the Ontario standard lease agreement replace the OREA agreement to lease and I want you to understand that its not a replacement the OREA standard residential agreement to lease is literally an agreement to lease which is an agreement to enter into a lease agreement the lease agreement is now the Ontario standard lease agreement so one is like an OTL the OREA document is like an OT or an offer to lease which basically puts together the basic structures of the actual lease agreement and then the entero standard lease agreement is the flesh and bones it flushes out the rest of the contract just like when youre dealing with commercial real estate lease properties you end up with an OT L in the beginning which is an offer to lease and then everythings negotiated then the final document is approved by the lawyers and and then put on the actual standard lease agreement hope that helps Rick

An addendum to a tenancy agreement is an extra document that is added to the original tenany agreement. It contains additional provisions that the landlord and tenant have agreed on. This might include things like extra rules, changes to the tenancy, or even an extension of the tenancy.
Break clauses arent compulsory in tenancy agreements and, as such, most standard agreements wont contain a break clause unless requested. If the landlord or tenant agree a break clause, the terms will be inserted into the tenancy agreement.
If there is no break clause in the agreement, then you can only end the tenancy if both parties agree to it. This is called surrendering the tenancy. The parties can only surrender the tenancy if the landlord agrees.
Conditions can be waivered by either party in writing, orally or by conduct. A landlord can waive a condition by accepting possession of the property following the break date.
A tenancy agreement can normally only be changed if both you and your landlord agree. If you both agree, the change should be recorded in writing, either by drawing up a new written document setting out the terms of the tenancy or by amending the existing written tenancy agreement.
Break clauses can be landlord only or tenant only meaning only the named party is entitled to exercise the break clause. Typically it will be mutual, meaning both parties are able to serve notice of leave.
by Practical Law Property. A plug-in clause for a lease, enabling a tenant to terminate a lease at any time during the term. The clause can be made personal to the original tenant or so that the clause is exercisable by the tenants assignees.
The wording will be something like: This agreement can be ended by the landlord or a tenant giving two months notice in writing to expire at any time after six months after the start of this agreement. It is standard practice to have at least a 6 month break clause term in place.
