Tenants are not responsible for repairing, or paying for, ordinary wear and tear. This means that a landlord cannot keep a portion of a security deposit to paint over a small scratch, that appeared over time, on a wall.
Landlords have responsibility to use ordinary care to keep common areas in safe condition. Utilities are essential services necessary to make a dwelling livable. These include electricity, gas, water/sewage disposal, and trash collection.

Ontario law states: A landlord must refrain from entering a tenanted unit with the intent of obtaining photographs or images for any purpose other than to obtain such as a means to assist in the duty to maintain or repair the premises.
The inspection must be within five days before or five days after your move-out date. The landlord must disclose these rights to you in writing when you pay the security deposit. If not, the landlord forfeits the right to withhold any part of the security deposit for damages.
What is a routine inspection? Routine inspections are inspections done to check that a tenant is keeping the property in good condition. If there is a property manager, routine inspections are part of their role. Private landlords can conduct them themselves.
The landlord must return any unused portion of the security deposit within 45 days after the end of the rental period. The landlord must send any unused portion by first-class mail to the tenants last known address.
Landlords are required to give tenants sixty (60) days notice before the lease officially ends. In contrast, tenants are only obligated to notify their landlord thirty (30) days before they intend to terminate the lease.
