January 4, 2021-Effective Jan. 1, 2021, all lenders may begin using the redesigned Form 1003 and updated DU Spec to submit loans to production using the new DU user interface.
All parties that will be on the loan have to submit their own mortgage application. If youre approved, both you and the other party involved will sign a promissory note. You will both be equally responsible for making payments on the loan, though one of you can make the payments on behalf of the pair or group.
Borrowers have the right to decline to provide any or all of the demographic information. However, for loan applications taken in person, the originating financial institution is required collect this information based on visual observation or surname, if the borrower refuses to provide it.
The new Demographic Information Addendum provides expanded fields to allow the borrower to provide more detailed information regarding their ethnicity and race should they choose to do so and replaces Section X Information for Government Monitoring Purposes on page 4 of the 1003.
Questions regarding ethnicity, race, sex, marital status, and age may be listed, at the creditors option, on the application form or on a separate form that refers to the application.
Effective March 1, 2022, the old 1003 forms and legacy formats will no longer be accepted. While the look and feel of the Form 1003 changed, the loan application process does not change for lender or borrower.
The initial 1003 may be completed by the borrower or by the loan originator on behalf of the borrower. However, the initial Form 1003 should be signed by each borrower.
