You must provide the landlord with your notice no later than 30 days after the landlord gives you the standard lease. In either case, you must provide the landlord with a written notice to terminate the tenancy at least 60 days before the last day of a rental period.
If you break the lease, youre breaking a contract, and the landlord can hold you responsible for paying the rent until the end of your lease term. For example, if you pay $1,800 a month and want to break your lease for the last four months, you could end up on the hook for $7,200.
If you break a lease early, or dont provide adequate notice of your intention to do so, you may be held responsible for paying rent until the end of your contract term.
Notice To Quit: This is one of the easiest scenarios to terminate a lease/tenancy contract. It involves the landlord/lessor of the leased property writing a Notice To Quit to the tenant/lessee occupying the leased/tenanted property.
You must provide written notice at least one day before the end of a week, to be effective on the last day of the next week. It requires a full rental week of notice. For example, if the rent is due each Monday, you must give notice by Monday to be effective 7 days later.
Another way that overdue rent might appear on your credit reports is if the landlord sends the debt to a collection agency. Then, the agency can report the collection account to the credit bureaus. Or, when an eviction shows up in the public record, that information will most likely be included on credit reports.
There is no blanket answer to either inquiry but it is settled law in Canada that an Offer to Lease, once signed by all parties, constitutes a binding agreement.
It will still negatively affect your credit, and you will still be responsible for the termination fees and the remainder of the lease. The lease company will end up getting a collection agency to try to recover.
Unlike a mortgage, your payment activity on your apartment lease doesnt get reported to the three main credit bureaus (Experian, Equifax and TransUnion) by your landlord (unless you request it specifically to build credit).
