The Closing Disclosure combines and replaces the HUD-1 Settlement Statement and the final Truth-in-Lending (TIL) statement. The form mirrors the information provided on the Loan Estimate.
A further advance is when you take on more borrowing from your current mortgage lender. This is typically at a different rate to your main mortgage. This route can make sense if: your lenders further advance is competitive. you dont want to remortgage or switch lenders.
Now, for most kinds of mortgage loans, borrowers receive a form called the Closing Disclosure instead of a HUD-1 form. Either form must be reviewed by the borrower before the closing, in order to prevent errors or any unplanned expenses.
A good faith estimate or GFE offers transparency from a lender about the estimated costs associated with a particular home loan. This document has been replaced by a loan estimate for most mortgages, but it is still used in the case of reverse mortgages.
It reflects the true costs of the closing, rather than just the estimated costs, as were provided by the Loan Estimate. The CDF replaces the existing HUD-1 and the final TILA disclosure forms. The new Loan Estimate and Closing Disclosure Form will be used for most consumer mortgages, but not all.
Homebuyers will see detailed loan information again, three business days before the official closing, in the Closing Disclosure. In order to simplify the process, the CFPB now uses this form as a replacement for the Final TIL Disclosure and HUD-1 Settlement Statement.
Effective October 3, 2015, for most kinds of mortgage loans a form called the Loan Estimate replaced the initial Truth-in-Lending disclosure, and a Closing Disclosure replaced the final Truth-in-Lending disclosure.
The HUD-1 form, listing all closing costs, is given to all parties involved in reverse mortgage and mortgage refinance transactions. Since late 2015, a different form, the Closing Disclosure, is prepared for the parties involved in all other real estate transactions.
