[Music] alright guys in todays video were gonna talk about three benefits of land contracts I have my business partner Brent Fisher here and we have a real estate portfolio of nine units we have two properties theyre both multi-family and our first one we got was off of the land contract and land contracts highly recommend them a lot of business their property owners dont do them because they want their cash but if you find someone in the position that owns a property free and clear and they want to be the bank so essentially theres a person who owns a piece of property and instead of them selling it through a bank through traditional financing they act as the bank right so they have this piece of property so lets say for example I own a piece of real estate Brent says he wants to buy that piece of real estate he could approach me and say hey Chris would you be willing to sell this property to me off the land contract now what that means is were gonna negotiate terms of the sale

A person selling a property with a restriction on it must make sure certain conditions are adhered to before a sale takes place. Restrictions are placed on a property to protect the interests of a person, developer or even a non-owner.
There is no fee payable. For further guidance please refer to Practice Guide 19: notice, restrictions and the protection of third party interests in the register. You must be signed in to post in this forum.
These include applications to remove a mortgage or registering a standard form of restriction. Over half of the remaining applications to update the register, such as changing a name or transferring a property title, take 4 weeks to complete, with most completed in just over 3 months.
Contact the party with the order requesting the removal. Submit evidence of discharge directly to the Land Registry with all supporting documents and evidence of request for removal. Replying to further requisitions. No refund is due if you are unable to remove the restriction.
Most applications to enter or remove a restriction with the Land Registry are processed within 2-3 weeks, though some take longer. If the registrar is not satisfied that they have enough information to enter or remove the restriction they will make requisitions (ask for more information).
The most common method of documenting a release is through a deed of release. Under the terms of a full deed of release, the mortgage or charge will be released in full and/or all of the assets which are subject to an assignment by way of security will be reassigned.
Fill in form CN1 from Land Registry together with all your evidence that it has been paid in full. Land Registry then write to the creditor and give them 15 days in which to respond saying yes or no. If there is no response after 15 days, Land Registry will automatically remove it.
Your ex-partner will almost certainly require your consent to remove you from the title deeds and/or mortgage. Usually after divorce or separation, one party applies for a transfer of equity to have the other removed from the title deeds, simultaneously enabling the lender to remove them from the mortgage.
