hey everybody Brett Thompson Thompson Law Group so its Tuesday so you know what that means its another installment of our teaching Tuesday and our closing ninja classroom so had a request that came in a real estate agent wanted to know what the difference between an option contract and a first rent a refusal is so uh lets talk about it so an option agreement and a first round of refusal it can be in it can be a separate Standalone agreement it can be built into the terms of a lease or it can be built into the terms of like a contract a purchase contract for Real Estate um essentially an option contract is you are buying time all right so buying time and youre locking the property up for a certain amount of time whereby you have the option to purchase the piece of property for example you could um in exchange for monetary consideration you could pay ten thousand dollars to our owner of property and the agreement in the option contract would say that the buyer has the option to purch

To delete an activated Contract, Users need the Delete Activated Contracts profile permission and Read permissions on the Accounts object (more about Deleting Contracts). To delete a Contract, click Del next to the Contract on the Contracts list page.
Below are common rules for terminating the agency relationship: Withdrawal by a Party, Termination by the Principal, Renunciation by Agent, Death or Incapacity of Agent, Death or Incapacity or Bankruptcy of the Principal.
If no fixed term or mechanism for termination was agreed, then the agreement can usually be terminated by giving reasonable notice. Ideally a reasonable notice period should be agreed before notice is given. If this is not possible, legal advice should be sought as to a reasonable notice period.
Modify the terms of the original contract. Talk to the other party to work out a new deal, which cancels the terms of the original contract. You and the agency must agree to the changes. Consideration must also exist, which means both parties must give something of legal value.
A contract can be terminated by either of the parties or both by consent or agreement. There are multifarious ways in which a contract comes to an end such as on its completion, impossibility of performance (frustration), bdocHub, termination by prior agreement, rescission, novation of contract or force majeure.
Either party can also withdraw or renounce their duties under the agency relationship at any time. However, this can carry legal consequences where there is no valid reason to take this action and the contract is violated as a result of the termination.
To delete or change a contract/line item association: From the CAM Purchasing console, select Line Items. Find the line item you want and select Edit. In the Details window, select the X next to the Contract field to remove the association, or click Search to find and select a different contract. Click Save.
In most cases, you should be able to terminate the agreement with a letter of cancellation or termination, says Beverley Hourlier, a Realtor with Hilltop Chateau Realty, in San Diego. Usually either side can terminate this way. But because this is a legal contract, dont just part ways with a handshake.
